Ultraroof is Ultraframe’s lightweight tiled roof for replacing a glass or polycarbonate conservatory roof, or for roofing a new extension. It is a pre-made kit built around a 380 mm insulated box beam, with a U-value of 0.15 as standard and a span of up to 4 m with no tie bar, fitted by an independent installer. In this Ultraroof review we rate it 7.3 out of 10: well engineered and well documented, but the warranty is issued to your installer, and the BBA certificate Ultraframe points to covers a steeper pitch range than Ultraroof is sold at.

We read Ultraframe’s Ultraroof pages, its trade survey guide, its retail brochure and four certificates (fire, Stroma, MFA and BBA) on 19 October 2026. We have not installed or tested an Ultraroof ourselves. For the company behind it, its installer scheme and its warranty route in more depth, see our Ultraframe review.

Key Takeaways
  • U-value 0.15 as standard - Ultraframe offers 0.12 with an extra 60 mm of insulation board, so ask which one your quote includes
  • Spans up to 4 m with no tie bar - but bi-fold doors underneath must be bottom-supported, and any beam run over 4 m needs extra support
  • Pitches from 12.5 degrees up to 40 - the largest standard roofs are about 6.7 m by 5 m, according to Ultraframe’s trade guide
  • The 10-year warranty is issued to the purchaser - usually your installer, with colour fade excluded and self-cleaning glass guaranteed for 10 years
  • The linked BBA certificate covers 37.5 to 50 degree roofs - Ultraroof is sold from 12.5 degrees, so ask which BBA document covers your roof

What Is Ultraroof?

Ultraroof is Ultraframe’s lightweight tiled roof for replacing a glass or polycarbonate conservatory roof, or for roofing a new extension. It is a pre-made kit built around a 380 mm insulated box beam, with a vaulted plastered ceiling inside, and it is sold and fitted through independent Ultra Installers.

The system has three main parts, according to Ultraframe: an insulated box eaves beam around the perimeter, a hidden aluminium framework for the hips, ridge and starter bars, and insulated Ultrapanel roof panels. Ultraframe says it engineers every Ultraroof to the wind and snow loads for your full postcode using its own design software. It can be watertight in around 6 hours, and simple designs can be changed over in a day, with plastering the day or so after.

Ultraroof, Ultraroof380 and Ultraroof All Tile

Ultraroof380 is the old name for the same roof: the 380 referred to the width of the box beam, and Ultraframe has dropped the number. Ultraroof All Tile is a variant finished in real tiles or slates chosen to match your house, with Velux roof windows rather than full-length glazing panels, and it is aimed mainly at extensions.

Ultraroof Specifications: What Ultraframe Publishes

Ultraframe publishes more Ultraroof detail than most roof makers, but the most useful limits sit in its trade survey guide rather than on its consumer pages. The table below gathers both, so you can check a design against them before you accept a quote. Every figure is Ultraframe’s own.

ItemUltraframe says
U-value0.15 W/m²K with the 172 mm Ultrapanel; 0.12 with an extra 60 mm PIR board
Weight38 kg/m² including plasterboard, on a 4 m by 4 m Georgian roof
PitchFrom 12.5 degrees on a lean-to and 15 degrees on a duo-pitch, up to 40 degrees
Largest standard sizeAbout 6.7 m by 5 m, depending on style and pitch
SpanUp to 4 m unsupported over bi-fold or sliding doors, no tie bar
Fire classificationB-roof (EN 13501-5) and EXT.S.A.C. (BS 476-3) for the tested build
Overhang90 mm wider than a standard conservatory roof on each side, 202 mm with the extended soffit
Warranty10 years, issued to the purchaser

The overhang matters on a tight plot. If your conservatory sits close to a boundary wall, check that the wider roof still clears it. Our guide to conservatory roof U-values explains what the difference between 0.15 and 0.12 means for comfort.

Ultraroof Glazing: Full-Length Panels, Roof Windows or Solid

You can have Ultraroof fully solid, with Velux roof windows, or with full-length glazing panels. The glazing panels are more limited than on Ultraframe’s Livinroof: they must be rectangular, sit next to the ridge and be no more than 980 mm wide, and they cannot go on a slope that runs down to a tapered box gutter.

Ultraframe guarantees the self-cleaning glass on Ultraroof for 10 years, and Velux windows can go in most places on the roof. If you want glass in more positions or shapes, Livinroof is the better fit; our LivinROOF review covers that design.

Ultraroof Tiles and Colours

Ultraroof comes with one of two tile types. Ultratile is an injection-moulded polypropylene interlocking tile in Carbon Grey, Harvest Brown or Terra Brick. Metrotile is a shingle-effect metal tile in Charcoal, Burnt Umber or Antique Red. Ultraframe’s usual recommendation is slimline aluminium ridge and hip cappings.

Tile cappings are available but need trimming on site. If matching your house matters most, Ultraroof All Tile uses real tiles or slates instead. Colours on a screen can differ from the real thing, so ask your installer for a physical sample before you choose.

Ultraroof vs Livinroof

Ultraroof and Livinroof are Ultraframe’s two solid roofs. Ultraroof is a tiled roof with limited glass; Livinroof is a roof of grey panels with glass placed almost anywhere. Both list the same U-value and the same 10-year warranty, so the choice comes down to looks, light and pitch.

All figures are Ultraframe’s own. Both roofs were fire tested as complete assembled roofs.

Ultraroof Fire Test: What the Certificate Shows

Ultraroof’s fire classification comes from a short-form report by WFRGENT NV, Warringtonfire’s laboratory in Ghent, signed on 19 January 2018. It classes the tested roof B-roof under EN 13501-5 and EXT.S.A.C. under BS 476-3, which are external fire ratings for a roof assembly.

Two details are worth knowing. The test covered a 270 mm roof build with carbon grey Ultratile at 33 kg per square metre, lighter than the 38 kg figure Ultraframe markets for a finished roof with plasterboard. And Ultraframe’s own marketing lines about being the only or lightest roof of its kind are claims, not findings, so we do not repeat them. What the report does show is that the roof was tested as a complete assembly rather than as separate parts.

Ultraroof Building Control, Stroma, MFA and BBA Explained

Ultraroof holds two current system approvals that help your installer get Building Control sign-off, from Stroma and from MFA. The BBA certificate Ultraframe links for its roof panels is narrower than it looks: it covers a different pitch range and does not name Ultraroof.

  • Stroma Building Control: certificate 14001 for Ultraroof, issued 19 January 2026 and valid to 19 January 2027.
  • MFA: a system accreditation covering Ultraroof, due for review on 22 September 2027. It covers the product as it leaves the factory, not the work on site or the individual installer.
  • BBA: certificate 20/5811 covers the Ultrapanel roof and gable wall system for roof pitches of 37.5 to 50 degrees with steel tie bars. It does not mention Ultraroof, which is sold from 12.5 degrees with no tie bar. Ultraframe may hold another BBA document; ask which one covers your roof.
Ask which certificate covers your roof

Before you sign, ask your installer which Building Control route they will use, which certificate covers your exact roof and pitch, and for a copy of it. A system approval helps sign-off, but each installation still has to be checked.

Do you need Building Regulations approval for an Ultraroof?

Yes, if you replace a glass or polycarbonate roof with an Ultraroof. Ultraframe’s trade guide treats it as a material alteration that must meet Part L, which sets a U-value of 0.15 for a new roof element, and its brochures say Building Regulations apply. One general FAQ on Ultraframe’s site suggests you may not need approval, which is out of step with its own trade guidance. Keep the completion certificate, because your solicitor will ask for it when you sell. Our guide to planning permission and Building Control for a roof replacement covers the process.

Will an Ultraroof Fit Your Conservatory?

Most conservatories can take an Ultraroof, but Ultraframe’s trade guide sets out checks your installer should make first. Use this list to see whether yours raises any of them, and ask the installer to confirm each one in writing as part of the survey.

  • The roof pitch must be at least 12.5 degrees on a lean-to or 15 degrees on a duo-pitch, and no more than 40.
  • Any box beam run over 4 m needs extra structural support.
  • Bi-fold doors under the beam must be bottom-supported, not top-hung.
  • Window frames, corner posts and foundations must be checked, and new frames must be fully reinforced.
  • Side frames may need to be de-glazed for fixing.
  • The roof is 90 mm wider on each side than a standard conservatory roof, so check the clearance to any boundary wall.

Ultraroof Warranty and Aftercare

Ultraframe lists Ultraroof under its 10-year warranty, with 5 years on painted and foiled items, 1 year on electrical items and no cover for colour fade. The warranty is issued to the purchaser of the roof, which is usually your installer rather than you, and it depends on the roof being fitted to Ultraframe’s guidance.

Ultraframe says its Ultra Installers are required to offer an insurance-backed guarantee, and also that this is hard for it to monitor. We found no separate tile warranty on any Ultraframe page we read. Our Ultraframe review explains the warranty route in more detail.

Get the guarantee papers in your name

Ask who is named on the Ultraframe warranty, whether it is registered in your name, and for the insurance-backed guarantee policy and the insurer’s name before you pay a deposit.

Ultraroof Cost and How to Buy

Ultraframe publishes no Ultraroof price. Its own FAQ says the cost depends on the size and style of the roof and leaves the quote to your local Ultra Installer. You buy through Ultraframe’s installer finder, which passes your details to up to three local installers.

Get at least three written quotes, and compare them with the sourced ranges in our guides to tiled conservatory roof costs and conservatory roof replacement costs. Our day-by-day roof replacement timeline shows what to expect once work starts.

Before you accept a quote

Ask each installer for the roof design for your conservatory, the pitch and span, where the glass will go, which certificate covers it, and an itemised price that shows VAT, plastering and the Building Control fee.

What Customers Say About Ultraroof

There is no independent review base for Ultraroof on its own. It has no Trustpilot profile of its own, and Ultraframe’s company profile mixes installer and homeowner reviews, so we do not quote its score as a measure of this roof. Our Ultraframe review explains why in more detail.

Ultraframe says 8 out of 10 homeowners prefer Ultraroof, but that figure comes from its own February 2019 survey of 64 homeowners about overall looks, not from an independent review. Ask your installer for the addresses of recent Ultraroof jobs you can see, and for references from the last 12 months.

Ultraroof Strengths and Weaknesses

Ultraroof is a well-documented roof with a whole-roof fire test, current Building Control approvals and a long span without a tie bar. Its weaknesses are the warranty route, a BBA certificate that does not match how it is sold, and no published price.

What we like
✓Fire tested as a complete assembled roof
✓U-value 0.15 as standard with a 0.12 option
✓Spans up to 4 m with no tie bar
✓Pre-made kit, watertight in around 6 hours according to Ultraframe
✓Current Stroma and MFA system approvals
Watch out for
✗The 10-year warranty is issued to the installer, not to you
✗The linked BBA certificate covers 37.5 to 50 degree roofs with tie bars
✗No published price
✗Glass limited to rectangular panels next to the ridge

Who Is Ultraroof Best For?

Ultraroof is best for homeowners who want a tiled roof with a vaulted ceiling and a long span over bi-fold doors, and who will check the installer and the paperwork. If you want more glass, or a wider pool of installers to quote, look at the alternatives below.

Questions to Ask Your Ultraroof Installer

These seven questions cover the points where Ultraroof purchases tend to go wrong. Ask them before you pay a deposit, and get the answers in writing.

  1. Who is named on the Ultraframe warranty, and is it registered in my name?
  2. Which insurer backs your insurance-backed guarantee, and can I see the policy?
  3. Which Building Control route will you use, and will I receive the completion certificate?
  4. What pitch and size is my design, and does any beam run over 4 m?
  5. Have you checked my window frames, corner posts and foundations, and will any need reinforcing?
  6. Where will the glass go, and is that within Ultraframe’s rules?
  7. Is this Ultraroof or Ultraroof All Tile, and which certificate covers that version?

Our Verdict

We rate Ultraroof 7.3 out of 10. It is a well-engineered tiled roof with more published technical detail than most, a whole-roof fire test and current Building Control approvals. It is held back by a warranty that goes to your installer, a BBA certificate that does not match how it is sold, and no published price.

FAQs

Yes. Ultraframe says the 380 in Ultraroof380 referred to the 380 mm wide box beam around the roof perimeter, and it has dropped the number so the system is now simply called Ultraroof. Its website still has an Ultraroof380 page that points to the current product, so the two names mean the same roof.

Ultraframe says an Ultraroof can be watertight in around 6 hours and that simple designs can be changed over in one day, with plastering of the vaulted ceiling taking the day or so after. Those are Ultraframe’s figures for simple designs, so ask your installer for a written programme for yours.

Yes, if you replace a glass or polycarbonate roof with Ultraroof. Ultraframe’s trade guide calls it a material alteration that must meet Part L, and its brochures say Building Regulations apply. One general FAQ on its site suggests you may not need approval, which is out of step. Ask who applies and who issues the completion certificate.

No. Ultraframe says its 380 mm insulated box beam lets Ultraroof span up to 4 m unsupported over bi-fold or sliding doors with no tie bar, leaving an open vaulted ceiling. Bi-fold doors must be bottom-supported rather than top-hung, and Ultraframe’s trade guide says any beam run over 4 m needs extra structural support.

Ultraframe publishes no Ultraroof price. Its own FAQ says the cost depends on the size and style of the roof and leaves the quote to your local Ultra Installer. Get at least three written quotes, then compare them with the sourced ranges in our guide to tiled conservatory roof costs.

Ultraframe lists Ultraroof under its 10-year warranty, with no cover for colour fade, and says self-cleaning glass on Ultraroof is guaranteed for 10 years. The warranty is issued to the purchaser, which is usually your installer, so ask for the paperwork in your name and for an insurance-backed guarantee as well.
