LivinROOF Review 2026: Ultraframe’s Hybrid Glass and Panel Conservatory Roof

The LivinROOF is Ultraframe's hybrid conservatory roof: a solid, insulated roof in grey panels with glass panels inserted wherever you want light. It carries a 10-year Ultraframe warranty, but that warranty is issued to the purchaser, which is usually the installer rather than you. Ultraframe publishes no prices and sells through its Ultra Installer network, so every cost is a quote. We rate LivinROOF 7.4 out of 10: a strong choice for homeowners who want a partly glazed solid roof, provided you check the installer and the guarantee papers before you sign.

What Is the Ultraframe LivinROOF?

LivinROOF is a hybrid solid conservatory roof made by Ultraframe (UK) Ltd in Clitheroe, Lancashire. Ultraframe describes it as aluminium or insulated composite external panels over insulation, in a single contemporary grey, with glass panels that can replace any grey panel in almost any shape. It is sold for new extensions and replacement roofs, in Georgian, Victorian, P-shape, lean-to, T-shape and gable styles, and for pitches from 5 to 40.9 degrees.

Ultraframe (UK) Limited is an active private limited company, incorporated on 31 October 1983 (Companies House 01765701). Ultraframe says more than 2,000,000 of its roofs have been installed in the UK; that is a manufacturer claim, it covers every Ultraframe product rather than LivinROOF alone, and we could not verify it. Ultraframe quotes 31 kg/m² for the LivinROOF system and a U-value of 0.15 as standard or 0.12 as an option. Both are manufacturer figures.

On approvals, Ultraframe lists LivinROOF as accredited by MFA Building Control and pre-approved by Stroma Building Control (JHAI), and says it was fire tested as a fully assembled roof in 2017. Be careful with BBA wording. Ultraframe's approvals page lists BBA documents for its Glass Roof, Quantal, Ultrapanel and factory, and describes LivinROOF as based on the BBA-approved Glass Roof system. It does not claim a BBA document in LivinROOF's own name. Pre-approval is a route to Building Control, not a guarantee of sign-off.

LivinROOF Cost

Ultraframe publishes no price for the LivinROOF. Its product page tells homeowners that a local Ultra Installer will advise and provide a quote, so what you pay is set by the installer's survey, not by a list price. We have not collected installer quotes for this review and do not quote a fitted range. The table shows what moves the quote.

Mixed Glass and Solid Panels: How the Design Works

The LivinROOF is a hybrid: solid insulated panels with glass panels set in where you want light. Ultraframe says glass can replace any of the grey roofing panels, in almost any shape, so you choose where the light comes in. Inside, it describes a plastered vaulted ceiling with an internal pelmet around the perimeter, where lights or speakers can be fitted.

• Glass placement – panels replace grey solid panels at positions and in shapes you specify for your roof.
• Glass specification – Ultraframe says the performance glass comes in a range of colours, U-values and light rejection properties. Ask which is in your quote.
• Roof vent – Ultraframe says a vent can be installed within a glass panel.
• Finishing options – a choice of four cornices and super-insulated columns are listed as options.
• Colour – the roof panels come in one contemporary grey. There is no tile colour range on LivinROOF.

Ultraframe's own pages disagree on how much glass is typical: its replacement-roofs page describes LivinROOF as mostly solid with about two glass panels, while the LivinROOF page says any grey panel can be swapped for glass. Ask your installer for the exact number, size and specification of glass panels in your quote. Glass insulates less than the solid panels it replaces, so also ask for the whole-roof U-value for your layout.

Replacing a glass or polycarbonate roof with a solid one needs Building Regulations approval, and in England Part L sets a limit of 0.15 W/m²K for a new roof element on an existing home. Ultraframe says the same about approval. Confirm with your installer who submits the application and how Building Control will inspect the work.

What Customers Actually Say

Ultraframe has a single company-level Trustpilot profile that covers every product it sells, and its reviewers are a mix of homeowners and trade customers writing about training days, technical support and site support. Because of that mix, the profile's overall score does not measure how a LivinROOF performs on your house, so we do not quote it.

Homeowners who write about their roofs tend to praise the finish and look of the roof and a tidy installer. The complaints about roofs are mostly about the route to the guarantee rather than the product itself: roofs that leak after installation, an approved installer going out of business with no guarantee or building control certificate in place, and installers with little experience. Ultraframe replies to negative reviews on the profile, so read those replies to see how it handles disputes.

Because the roof is fitted and serviced by an installer, aftercare depends heavily on who installs it. Ask any installer for recent local references and how they handle snagging and glass-panel faults before you sign.

Warranty and What It Covers

Ultraframe's warranty page lists a 10-year warranty for Livinroof, the same tier as its Ultraroof, Glass Roof and Quantal systems. Painted, foiled and powder-coated items carry 5 years and electrical items 1 year. Ultraframe does not provide warranty on colour fade or change, and products must be installed to its recommendations and installation guidance. The LivinROOF product page words the cover as a parts guarantee, so ask the installer exactly what it includes.

The warranty is issued to the purchaser of the product, which Ultraframe says is in most cases the installer and not the final end user. Its warranty page tells you to contact your original installer first with any warranty enquiry. Ask in writing what happens to the warranty if that installer stops trading, and whether the installer will pass the details on to you.

Insurance-backed guarantee. Ultraframe says Ultra Installers are required to offer an insurance-backed guarantee (IBG). In a public reply about its hup! extension builders, it also said it asks them to offer IBGs and staged payments but that this is difficult to monitor, because the build contract is private between homeowner and builder. Treat the requirement as something to check, not assume. Ultraframe's own advice is to check the terms of any guarantee, so ask for the IBG policy documents before you pay a deposit.

• Who holds the warranty? Ask for the purchaser's name and a written confirmation that LivinROOF is covered.
• Is an IBG offered? Get the policy documents and check the insurer independently.
• Is workmanship covered? The manufacturer warranty covers the product; ask what covers the fitting.
• Will it be installed to Ultraframe guidance? The warranty is conditional on it.
• Is the installer on Ultraframe's scheme? Ultraframe says Ultra Installer members can be verified by a unique ID number and QR code.

Installation Timeline

Ultraframe publishes no installation duration for the LivinROOF, so we cannot give one. How long the work takes depends on the size and shape of the roof, the number of glass panels, how the old roof is stripped, internal finishing and your installer's schedule. Ask for a written programme that shows when the roof will be weather-tight, when plastering and electrics happen, and when Building Control inspects. Allow for disruption to family routines while the old roof comes off.

Who Is the LivinROOF Best For?

LivinROOF suits homeowners who want a solid, insulated roof but still want daylight from glass panels placed where they choose. If you do not need glass panels, quote a fully solid or tiled system alongside it and compare the two on price, warranty holder and guarantee cover.

• Choose LivinROOF if: you want glass panels set into a solid roof at positions you choose; you want a manufacturer-engineered system with MFA and Stroma pre-approval; and you are prepared to check the installer and the guarantee papers yourself.
